ABOUT TANKING

Tanking is a waterproof skin, usually consisting of three coats of asphalt work, that completely covers the outside of a basement. Concrete or brick mechanical protection is needed on the outside of asphalt tanking.

The asphalt tanking may be in several coats, but in general horizontal work is 30 mm thick and vertical work 20 mm thick. Tanking for horizontal surfaces under basements is laid on the blinding concrete, before the ground slab. Tanking for vertical surfaces is usually undertaken as a separate operation after concrete work is completed. However, many builders build basements from the outside in, by laying the blinding concrete, then blockwork outside where the walls are to go. Ground water under pressure often delays tanking work, and dewatering or temporary loading coats may be needed. Finally the basement concrete slab and walls are cast, again working from the inside. For a complex substructure which is difficult to waterproof completely, a drained cavity may be used instead of tanking.
